Terms and Conditions
 
1. Contract of Hire:
 All bookings accepted by the owners are subject to these conditions which are    deemed to have been accepted in full by the hirer and all persons in the party.
2. Smoking: Strictly no smoking in the apartment.
3. Confirmation:
your booking is only confirmed on receipt of you 25% non refundable deposit.
4. What is included:
The apartment rental price includes: the cost of water, electricity, heating, linen and towels, cleaning at the end of the rental period. Towels are included but they must not be removed from the apartment. Cots and highchairs available on request.
5. What is excluded:
The apartment rental price does not include any personal insurance, travel or transportation costs.
6. Arrival/Departure Time:
The apartment will be available for occupation from 15.00 hours on the day of arrival and must be vacated by 10.30 hours on the day of departure unless otherwise agreed.
7. Payment:
Your booking must be accompanied by a deposit of 25% of the total cost. The balance must be paid six weeks prior to the hire start date. If your booking is made six weeks less before the start hire date it must be accompanied by full payment. If the payment is not received by a clear six weeks prior to the hire start date, then the owners will consider that the hirer is in breach of contract and is entitled to cancel the booking.
The owners do not accept credit cards, cheques must be made payable to Mrs L & Mr T Sykes
8. Cancellation by hirer:
All cancellations of bookings must be made in writing and notified and received by the owners six clear weeks before arrival, after which the full cost will be forfeited.
9. Cancellation by owners:
The owners reserve the right to cancel the booking at any time. If it is necessary to cancel your booking for any other reason then non payment by you, any monies paid to us by you shall be refunded in full. Compensation will not be paid, nor will any liability be accepted by the owners.
10. Occupation
Only persons listed on the booking form may occupy the apartment. The apartment cannot be re-let to any other party without the written approval of the owners.
11. Max. no. of Occupants:
No more than 5 persons including infants may occupy the apartment, except by prior written agreement of the owners.
12. Children must be supervised at all times.
13. Damage to the Apartment
Except for normal wear and tear, the hirer will be responsible for making good any damage to the apartment or its contents which has occurred due to negligence, wilful damage, or irresponsible behaviour on the part of those occupying the apartment or their guests. Such damage must be reported without delay to the owner. The cost of the repair or replacement must be agreed with and paid to the owners. An amount of £100.00 is held against damage to the property, furnishings or for very excessive cleaning requirements. The apartment must be returned to the owners in a clean and tidy condition.
14. Damage Retainer:
The £100 refundable damage retainer will be returned to the hirer upon return of the apartment keys, and upon confirmation by the owner that there are no repairs or excessive cleaning necessary.
15. The Hires responsibilities:
The hirer is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc must be left clean and tidy at the end of the hire period. The hirer shall ensure that all rubbish is placed in the communal dustbin.The apartment should be returned to the owners in a clean and tidy condition.
16. Injury/Damage
The owners take no liability for personal injury, loss or damage to personal effects howsoever arising during the booking.
17. Responsibilities:
The owners cannot be held responsible for any circumstances beyond their control, including but not limited to, mechanical breakdown, illness, or failure of any public service supply. The hirer responsible for the booking undertakes that no person will suffer anything to be done which may endanger the policy of the apartment owner's insurance in respect of the apartment and its contents which may make the same void or voidable.
18.Right of Access
The owners have the right of access to the property at any time with due regard to convenience of the hirer for the purpose of inspection of the property and to carry out any essential repair work.
19. The owners reserve the right to alter the apartment booked for another of equal standard.
21. Information
All information supplied by the owners is given in good faith and is based on information available at the time. All reasonable efforts have been taken to ensure the accuracy of any statement made and the owners are not liable for any variation however caused.
22. Sports Equipment
No cycles or other outdoor sports equipment to be brought into the apartment. Exterior Cycles Racks are provided.
23. Pets: No pets are allowed
24. No smoking or candles allowed in the apartment.
25. Failure to adhere to our terms and conditions means that the hirer will be deemed to be in breach of contract, and stay terminated. If a stay is terminated due to breach of contract no refunds will be given.
